For New Homeowners

Your first 90 days in the house, handled.

The jobs that land on a household in its first three months in a new house, in roughly the order they come up. None of them is hard. Together they take a surprising amount of time, and they usually fall to one person.

Under each one is what a PrivateChief Chief of Staff does about it. A Chief is an AI chief of staff for your household, set up and looked after by our engineers. Everyone in the family can ask it for things by voice or text in our app, and it keeps the house's records, chases the follow-ups and confirms with you before it sends or books anything.

The Checklist

Four stretches, from the keys to day 90.

Tick them off yourself, or hand the list to a Chief. Either way, it helps to see it all in one place.

The first week

  • Change every code.Alarm codes, garage-door openers, smart locks, the Wi-Fi password and any lockbox left from the sale. The Chief keeps the new codes in one private place and knows which family members should have which.
  • Put the accounts in your name.Electric, heating fuel, water and sewer, internet and home insurance. The Chief tracks each switch to a confirmation number, so nothing is left in the sellers' name.
  • Learn how trash works here. Many towns around here have no curbside pickup, and the rules differ town by town. The Chief finds your town's rules and puts the pickup day or the transfer-station hours on the family calendar.
  • Forward the mail. The postal change of address, then the slow list of banks, subscriptions, schools and doctors. The Chief keeps the list and works through it with you.

The first month

  • Update licenses and registrations.Massachusetts expects you to give the RMV your new address within 30 days of moving. The Chief reminds each driver and keeps the confirmations.
  • Get on the town's lists.Voter registration, the annual town census, school enrollment and dog licenses. The Chief finds each form and the date it is due.
  • Write down the house.Appliance models and serial numbers, warranties, manuals, the shut-off valves, the electrical panel and the paint colors the sellers left behind. The Chief keeps it all as the house's memory, so "what filter does the furnace take?" has an answer.
  • Build your bench of trades.A plumber, an electrician, a heating and cooling company, a landscaper, a house cleaner. The Chief collects recommendations and quotes, keeps the details and books visits once you say yes.

Before the first snow

  • Line up snow removal.Plowing and shoveling routes tend to fill up in the fall. The Chief gets the quotes and keeps the contract and the contact.
  • Get the house ready for winter.Irrigation blow-out, a furnace or boiler service, gutter cleaning, a chimney sweep and a generator test. The Chief schedules each one and records when it was done, so next year's reminder comes on its own.

By day 90

  • Put the bills on the calendar.Property tax, motor vehicle excise and insurance renewals, each with its due date. Reminders arrive by text or email wherever you are, not on a speaker in an empty kitchen.
  • Check the homestead declaration. In Massachusetts a recorded Declaration of Homestead protects more of your equity than the automatic protection does. It is often filed at closing. The Chief checks whether yours was recorded and, if not, finds the one-page form.
  • Settle the routines.Who takes the bins out, when the filters are changed, which contractor comes when. The Chief carries the routines, so the house runs the same way whether or not anyone remembers.
Plainly

What it costs, and who it is for.

PrivateChief Personal is $149 a month. The fully hosted service has a one-time $299 onboarding fee, or the Chief can run on a small private computer in your home, quoted individually. The AI capacity your Chief uses is billed separately, at cost plus 30 percent or through your own OpenAI account. Our engineers set it up, look after it and are there when something needs a person.

If you only need a shared calendar and a grocery list, a cheaper app will serve you well, and we would rather say so. A Chief earns its keep when a household has more moving parts than one person wants to carry.

The quickest way to judge is to talk to one. Leave your number below and Alfred, our demonstration Chief, will ring you right away or at a time you choose. Or talk with Alfred in your browser, or ask for a consultation.
